Sixteen Signs, Four Root Causes

Find Your Sign

Jump straight to the sign you're seeing. Each page covers what causes it, how OBW diagnoses it, and what the fix actually involves.

Structural Warning Signs

  • Sagging or bouncy floors, floor joists or main beams have lost structural capacity from moisture damage or failed supports
  • Sticking doors and windows, particularly interior doors; the door frame has shifted as the floor structure below settled or sagged
  • Sloping floors, one end of a room is noticeably lower than another, indicating differential settlement of the crawl space structure
  • Cracked tile grout or tile, in a linear pattern following joist direction, indicating joist deflection
  • Gaps between baseboards and the floor, floor has settled away from the wall

Moisture and Air Quality Warning Signs

  • Musty odors, particularly in first-floor rooms or near floor registers; originate from mold in the crawl space below
  • Visible mold on first-floor walls or floors, often indicates severe moisture conditions; the visible mold above grade suggests extensive mold below
  • High indoor humidity, crawl space moisture rises through the stack effect into living areas
  • Condensation on windows, excessive indoor humidity from crawl space moisture can cause window condensation
  • Increased allergy or respiratory symptoms, mold spores and mycotoxins from crawl space mold circulate through the home

Water-Related Warning Signs
