How much does crawl space structural repair cost in Maryland?

We quote structural repair per actual inspection findings, not over the phone. Cost depends on the number of joist bays affected, whether beam work is needed, and the overall scope. Jacking alone (adding support columns) is typically less involved than full joist sistering and subfloor replacement on multiple runs.

Can you fix sagging floors without tearing up the floor above?

In most cases, yes. We work from the crawl space below. Joist sistering, jacking, and beam repair are all done without opening the finished floor above. The exception is subfloor replacement, which requires removing and replacing the decking from above in the affected area.

Do I need to fix the moisture problem before you repair the structure?

Yes, and we'll tell you if that's the case. Repairing structure into a wet crawl space means the new wood is subject to the same conditions that rotted the old wood. If moisture is an active issue, we address it first or in combination. We won't sell you structural repairs that will fail again in five years.

Does OBW do the extermination for termites or carpenter ants?
