in Maryland
Sagging floors. Rotted joists. Termite damage. The structural members in your crawl space carry your entire house.
Sagging floors, rotted joists, collapsed supports, termite damage, and subfloor deterioration. Maryland crawl spaces take a beating. OBW diagnoses the structural cause and fixes it permanently, not cosmetically.
Maryland Crawl Spaces
Structural Repair Below Grade
Floors Don't Sag Without a
Reason. We Find It.
Crawl space structural problems start small and get expensive fast. A soft spot in the floor today can be a collapsed joist in five years. Maryland's humidity, clay soils, and freeze thaw cycles are hard on the wood framing that holds your floor up. OBW has been diagnosing and fixing these problems across Harford and Baltimore counties since 1953.
We don't patch symptoms. A sagging floor tells us something structural failed: a joist, a beam, a support column, or the soil under it. We find the cause, fix it correctly, and back the work with OBW's written workmanship guarantee, ask your inspector for the exact term.

Common Crawl Space Repair
Questions from Maryland Homeowners
Call (410) 879-3360 for questions not covered here, our inspectors give honest, consultative guidance.
How much does crawl space structural repair cost in Maryland?
We quote structural repair per actual inspection findings, not over the phone. Cost depends on the number of joist bays affected, whether beam work is needed, and the overall scope. Jacking alone (adding support columns) is typically less involved than full joist sistering and subfloor replacement on multiple runs.
Can you fix sagging floors without tearing up the floor above?
In most cases, yes. We work from the crawl space below. Joist sistering, jacking, and beam repair are all done without opening the finished floor above. The exception is subfloor replacement, which requires removing and replacing the decking from above in the affected area.
Do I need to fix the moisture problem before you repair the structure?
Yes, and we'll tell you if that's the case. Repairing structure into a wet crawl space means the new wood is subject to the same conditions that rotted the old wood. If moisture is an active issue, we address it first or in combination. We won't sell you structural repairs that will fail again in five years.
Does OBW do the extermination for termites or carpenter ants?
No. OBW repairs the wood damage left by termites and carpenter ants: joist and beam replacement, structural remediation. The pest elimination itself requires a licensed exterminator. We're happy to recommend one and coordinate the sequence so the wood repair follows successful treatment.
How long does crawl space structural repair take?
Most jobs are 1 to 3 days. A single run of joist sistering or a column replacement can be a single day. Larger jobs involving multiple bays, beam work, and subfloor replacement run 2 to 3 days. We give you a timeline in writing before work starts.
