Crawl Space Treatments in Maryland

Some crawl space repairs need more than lumber and drainage, a surface treated for incidental mold, wood protected against future decay, or a moisture source addressed so a treatment already applied actually holds. This page is about those ancillary treatments, applied as part of a repair, not a standalone remediation service.

What OBW Treats, and What We Refer Out

OBW handles incidental surface mold encountered during a repair as part of that job, affected surfaces along the drainage path or structural work we're already doing are cleaned and treated with an antimicrobial application. What we don't offer is standalone mold remediation as its own service. For a severe or widespread mold problem unrelated to the repair we're already there for, that calls for a licensed mold remediation specialist, and we'll tell you plainly if that's what your crawl space needs.

The same boundary applies to pests. Our Termite Damage Repair page covers this directly: a licensed pest control company treats an active termite or pest infestation, and only after that treatment is confirmed does OBW repair the structural damage left behind. We don't apply termiticide or pest treatments ourselves, that's a separate, licensed contractor's job, and we require written confirmation the infestation is treated before any structural repair begins.

What OBW Actually Applies

  • Antimicrobial surface treatment, applied to affected surfaces encountered during a structural or drainage repair, addressing what's there now, not a substitute for fixing the moisture source that let it grow
  • Wood preservative treatment, a borate-based treatment applied to sound wood adjacent to a repair as a preventive measure against future rot, distinct from the joist and beam replacement covered on our Dry Rot Repair page, which is about wood that's already failed
  • Moisture source correction, because any surface treatment is temporary if the underlying moisture problem isn't fixed, treatment is always paired with the drainage, vapor barrier, or dehumidifier work the repair actually calls for

Treatment Alone Doesn't Solve the Problem

A surface treatment without a fixed moisture source is a temporary result. OBW pairs every treatment with the repair that actually addresses why the surface needed treating in the first place, whether that's drainage repair, a vapor barrier, or a dehumidifier. Every treatment applied as part of a repair is backed by a written workmanship guarantee. Ask your inspector for the terms that apply to your job.
