Crawl Space Vapor Barrier Repair in Maryland

A torn, missing, or improperly installed vapor barrier is often part of a larger repair, structural damage from ground moisture, a musty odor complaint, or a pre-sale inspection finding, rather than the reason for the call in the first place. This page covers a vapor barrier addressed in that repair context, not as a standalone piece of a full encapsulation build.

How This Differs from an Encapsulation Vapor Barrier

OBW's Crawl Space Encapsulation vapor barrier is one component of a complete sealed system, installed alongside vent sealing and a dehumidifier as part of building an encapsulated crawl space from the ground up. This page covers a different situation: a vapor barrier that's damaged, missing, or was never properly sealed, found and addressed during a structural or water damage repair job, where full encapsulation may not be part of the scope at all.

The material and installation standard are the same either way. What differs is the project context: here, the vapor barrier is repaired or replaced because your inspection turned up a specific problem with it, not because you're building a sealed system from scratch.

What OBW Repairs or Replaces

  • Torn or punctured liner, damaged sections are cut out and replaced, or the whole liner is replaced where damage is widespread
  • Unsealed seams, overlapping seams that were never taped are sealed to eliminate the vapor pathway they left open
  • Missing wall termination, liner that stops short of the foundation wall is extended and fastened correctly
  • Liner sitting in standing water, addressed alongside the drainage repair that's causing it, not covered over as if the water problem doesn't exist

Part of the Repair, Scoped Honestly

If your crawl space repair turns up a vapor barrier problem, OBW addresses it as part of the same project rather than a separate follow up call. If the rest of your crawl space would also benefit from full encapsulation, our inspector will tell you plainly, but a vapor barrier repair here doesn't require buying the whole package. Every vapor barrier repair or replacement is backed by a written workmanship guarantee. Ask your inspector for the terms that apply to your job.
