When an Access Well Is Needed
Many older Maryland homes, particularly cape cods and ranches in Baltimore County and Harford County, have crawl space access only through an interior hatch in a closet floor or utility room. While adequate for routine inspection, this configuration makes equipment delivery, large material installation, and emergency repairs difficult or impossible. An exterior access well provides a direct entry point from outside the foundation, improving access for ongoing maintenance and future system servicing.
Access wells are also useful when an encapsulation project involves equipment, a dehumidifier, sump pump, or drainage system, that will need periodic servicing and where interior access is insufficient for safe equipment removal and reinstallation.
Access Well Construction
OBW constructs crawl space access wells by cutting through the foundation wall at a suitable location and installing a below-grade retaining structure, typically concrete block or pre-formed polymer well sections, that prevents soil from collapsing into the opening. A secure, waterproof cover protects the well from rainfall and surface runoff. The interior side of the access opening is framed and sealed to integrate with the crawl space encapsulation system, maintaining the air and vapor seal that the encapsulation depends on. MHIC 4247 licensed, all structural foundation penetrations comply with Maryland building requirements.

Access well installation is planned in coordination with encapsulation work so the new opening does not compromise the vapor barrier or drainage system. OBW seals the interior door frame into the encapsulation liner and installs a properly sealed, insulated crawl space door at the new opening, completing the air and moisture seal.
