Crawl Space Surface Drains in Maryland

Why a Vapor Barrier Isn't Enough on Its Own

A crawl space vapor barrier is built to stop moisture evaporating up through the soil. It isn't designed to hold back an active flow of surface water. If your yard slopes toward the house, or a low spot collects rainwater near the foundation, that water finds its way in through vents, wall cracks, or the foundation to footing joint, regardless of how good the liner underneath is. A surface drain addresses the water before it becomes the encapsulation system's problem.

Maryland's Piedmont clay soils compound this. Clay drains slowly, so water that pools against a foundation during a storm can sit there for days rather than soaking away. A surface drain positioned at the low point of the problem intercepts that water immediately, instead of leaving it to test the foundation and the vapor barrier over time.

  • Positive slope, pipe run is graded to drain by gravity, no low spots where sediment or debris can collect and clog the line
