About Joppa
Joppa sits right at the transition between the Piedmont and the Coastal Plain, and that split runs right through the middle of town. Homes in Joppatowne, the planned community built in the 1960s along the Gunpowder River, sit on sandy fill that was placed over tidal marsh. Those homes have different problems than the split-levels on the ridge above Route 40, where the soil is dense Piedmont clay.
Near the water in Joppatowne, the real issue is a high seasonal water table, sometimes within 4 feet of the basement floor, combined with foundations that were built on disturbed fill. We see a lot of hydrostatic pressure and settlement in that area. On the ridge, it's more the familiar clay story: slow drainage, lateral pressure, cove-joint leaks after heavy rain.
We run jobs in Joppa nearly every week. For the Joppatowne homes, a full perimeter interior drain with a robust sump and battery backup is almost always the right answer.
