Havre de Grace sits at the point where the Susquehanna River meets the Chesapeake Bay, the lowest elevation in Harford County, and one of the most waterproofing-intensive markets we serve. About Havre de Grace
The historic core of Havre de Grace, the Victorian row houses and Federal-period commercial buildings along the waterfront, presents a different challenge than anywhere else we work in Harford County. Some foundations date to the 1800s and were built of fieldstone and brick with lime mortar. Modern hydrostatic pressure, combined with a water table that's sometimes within 2 feet of the basement floor near the waterfront, puts constant stress on those structures.
Moving inland toward Bulle Rock and the newer residential areas, the problems are more conventional: Piedmont clay on higher ground, developer fill on transitional soils, and standard post-construction drainage failures. But even the newer homes near Level and Otsego can see elevated water tables during spring when the Susquehanna is running high upstream.
We hold Havre de Grace to a higher care standard. Historic structures need gentler repair methods, interior drainage where possible, minimal excavation, careful attention to the existing masonry. We don't rip out what doesn't need replacing. We've worked on dozens of the old waterfront homes and know how to work around original woodwork, brick floors, and period foundations.
Weather note. Havre de Grace averages 45" of rain and is one of the county's most storm-exposed areas. Nor'easters push Chesapeake Bay water up the Susquehanna, raising the water table in the lower town. Tropical storm remnants bring 4 to 8" of rain in 24 hours, the kind of event that overwhelms any drainage system not properly sized.

Yes, and it's often the only realistic option. Excavating the exterior of a historic 1890s rowhouse means removing brick walks, disturbing century-old landscaping, and risking the adjacent structure. Interior perimeter drainage installed carefully around the original stone or brick footer is how we handle historic Havre de Grace homes. It requires more planning than a standard job but we've done it many times.
For waterfront properties where the water table sits 1 to 3 feet below grade, we specify a minimum 1/2 hp commercial-grade cast-iron pump with a large-capacity pit and a battery backup system that can run for 8+ hours without power. When the Susquehanna is flooding upstream, your power may be out at exactly the moment your pump needs to run hardest.
If there's visible light through the mortar joints, you have both. The structural fix is repointing with mortar appropriate for historic masonry. The waterproofing fix is interior drainage. We assess which to address first based on the size of the gap and whether structural movement is involved.
No, Bulle Rock is on significantly higher ground and has conventional Piedmont clay drainage issues rather than a high water table. The problems look similar (wet basement) but the cause is different, and so is the spec. We diagnose which you have before recommending anything.
