Fells Point is one of the oldest continuously inhabited waterfront communities in the United States. Foundations here date to the 1700s, original brick and fieldstone construction built when this was Maryland's most active shipbuilding harbor. At near-sea-level elevation with direct Chesapeake Bay tidal influence, wet basements in Fells Point have existed as long as the neighborhood has.
About Fells Point
Fells Point's original 18th-century foundations were built directly on the tidal shoreline. Many structures were constructed as warehouses or maritime buildings and later converted to residential use. The brick and stone from that era has been in contact with Baltimore Harbor water for 200 to 300 years. Lime mortar has long since dissolved in the most exposed sections, and the tidal influence means some of these basements have never been reliably dry.
Modern waterproofing gives these buildings something they've never had: a managed drainage system that controls where the water goes rather than letting it find its own path. Interior perimeter drainage installed around a 300-year-old footer works exactly the same as it does around a 1960s footer, the physics don't care about the building's age.

Almost certainly yes in some form. These foundations were built without any waterproofing concept for a building that sits at harbor level. The question isn't why it's wet, the question is whether we can manage the water reliably. Interior drainage gives buildings like this something they've never had: a controlled drainage path that keeps working, year after year. We've done it successfully on multiple Fells Point properties.
Interior drainage is invisible once installed. We restore the concrete floor surface and leave the original masonry untouched. There's nothing about a properly installed interior drainage system that affects the historic character of the building, it all happens below the floor and at the footer.
Yes. Tidal-influenced water tables require pump systems sized for continuous operation, not just storm events. We specify larger pump capacity, larger sump basins, and battery backup systems rated for 8+ hours of runtime. The harbor rises twice a day regardless of whether it's raining.
