Anne Arundel County
Annapolis is one of the most historically significant cities in the United States, and the combination of 350 years of construction history, near-sea-level elevation in the historic district, and Chesapeake Bay tidal influence makes it one of the most waterproofing-intensive markets we serve. From 1700s foundations in the Colonial Historic District to 1990s construction in the outer suburbs, every era presents different needs.
About Annapolis
The Annapolis Historic District has foundations that predate the United States. Original fieldstone and brick construction from the 1700s and 1800s sits near sea level, with water tables that respond to Chesapeake Bay tidal cycles. These homes need the most careful approach we apply anywhere, interior drainage installed with respect for original masonry, no exterior excavation in the UNESCO World Heritage zone streetscape.
Eastport and Hillsmere Shores are lower-lying waterfront residential communities where the water table can be within 2 feet of grade during high tides and storm surges. Homes in these areas need robust systems: large-capacity pumps with mandatory battery backup, because a tropical storm knocks out power exactly when those pumps need to run hardest.
The suburban Annapolis ring, Forest Drive, Annapolis Neck, and the Route 2 corridor, has more conventional Coastal Plain soils and production housing from the 1970s to 2000s. Standard interior drainage handles these homes well, with pump upgrades being the most common call as original systems age.
Weather note. Annapolis averages 45" of rain with significant Chesapeake Bay weather influence. Nor'easters and tropical storm remnants push Bay surge up the Severn River and Spa Creek, raising the water table above grade in low-lying neighborhoods. Hurricane season (August to October) is the highest-risk period for tidal flooding.
Serving the wider Severna Park area.
The Ground Beneath Annapolis
You can't fix what you don't understand. Maryland soil tells you everything about why your basement is wet, and what'll actually fix it.
In Annapolis, the soil profile under your home looks roughly like this. Hydrostatic pressure builds in the saturated zones, finds the weakest seam in your foundation, and pushes water in. The fix has to address the pressure, not just the symptom.
For Annapolis homeowners: the perched water table and seasonal soil saturation mean interior perimeter drainage tied to a robust sump system is the most common right answer here.
Local Context
Local context shapes what we recommend. Here's what we mean.

Among the oldest foundations OBW works on. Stone and brick, no original waterproofing.
Peninsula property, tidal water table on three sides. Adjacent residential shares the same conditions.
1960s to 2000s Coastal Plain production housing, standard drainage call volume.
Annapolis FAQ
Interior drainage is specifically the right approach for historic Annapolis. We don't excavate original 1700s to 1800s masonry unless absolutely necessary. The drain tile goes in at the interior footer level, the party walls and original stone stay intact, and we restore the floor surface after installation. We've done this on multiple Historic District properties.
It's both a tidal flood event and a waterproofing problem. When the Bay pushes water table above grade, interior drainage manages the subsurface pressure. Above-grade tidal flooding (water physically coming in over the threshold) is a different issue, flood insurance territory. We size systems for the subsurface component and are honest about what waterproofing can and cannot do for tidal overwash.
Annapolis is about 55 minutes from our Joppa HQ. We schedule free estimates on a rolling basis, typically 5 to 10 business days out. For active flooding emergencies in Annapolis, call us directly and we'll prioritize the response.
The scope drives the price, not the geography. Interior drainage installation on an Annapolis historic rowhouse is more complex than a Forest Drive 1980s colonial, so it costs more. But we quote based on the specific job, not the ZIP code.
