A stem wall is a short concrete or masonry wall rising from the footing to support the sill plate and floor framing above, running around the perimeter of a crawl space (or a section of it). It carries the same structural load a full basement foundation wall does, just over a shorter height, since a crawl space only needs enough clearance to access and service what's beneath the home.
Maryland's Piedmont clay soils expand and contract with moisture, exerting steady lateral pressure against a stem wall through every wet dry and freeze thaw cycle. Over years, that pressure cracks the wall, pushes sections inward, or, where drainage has been poor for a long time, shifts a section off its footing entirely. This is distinct from a pier and beam foundation, where individual piers rather than a continuous wall carry the load.

What is a stem wall, and how is it different from a foundation wall or a pier?
A stem wall is a short concrete or masonry wall that rises from the footing to support the sill plate and floor framing above, common around the perimeter of a crawl space. It's shorter than a full basement foundation wall, since it only needs to raise the structure to crawl space height rather than a full story, but it serves the same structural role: transferring the building's weight down to the footing below.
This is different from a pier and beam foundation, where individual piers, not a continuous wall, support the beams. A stem wall runs continuously around the crawl space perimeter (or a section of it) rather than as separated support points.
What causes stem walls to crack or fail in Maryland crawl spaces?
Maryland's Piedmont clay soils expand when wet and contract when dry, exerting lateral pressure against a stem wall through repeated freeze thaw and wet dry cycles. Over years, that pressure can crack the wall, cause it to bow inward, or, in more advanced cases, shift it off the footing it sits on. Poor drainage around the crawl space perimeter makes this worse by keeping the soil against the wall saturated longer after every storm.
Age and original construction quality matter too. Older stem walls built with less reinforcement, or without a footing sized for the soil conditions, are more prone to cracking and movement than a properly engineered wall.
Does a cracked stem wall mean the whole crawl space needs to be rebuilt?
Not usually. Most stem wall cracking is repaired in place: bowing sections are stabilized, cracks are sealed to stop water intrusion, and, where a section has settled or shifted significantly, that section is rebuilt on a corrected footing. A full crawl space rebuild is reserved for stem walls that have failed well beyond what stabilization and section repair can address, which is uncommon.
