An exterior foundation moisture barrier is a protective membrane or coating applied to the outside of your foundation walls. Its job is simple and critical: stop water before it ever reaches your basement or crawl space. Maryland's clay heavy soils hold water against foundations for days after a storm, which makes the exterior barrier the first line of defense. Think of it as an umbrella that keeps you dry from the start, where interior systems are the raincoat that manages rain already falling on you.

The Main Types of Exterior Moisture Barriers

  • Liquid applied membranes are sprayed or rolled on to form a seamless, flexible shield, well suited to foundations with lots of angles, like older Baltimore City rowhomes.
  • Sheet membranes are tough rolls of rubberized asphalt or high density polyethylene, applied with generous overlaps for a continuous seal.
  • Dimple boards are textured plastic sheets that create an air gap against the wall, letting it breathe while directing water down to a footing drain. They bridge typical wall cracks and are extremely durable.
  • Cementitious coatings bond directly to concrete or block, a good match for the older masonry common across Harford County.

Damp Proofing vs. Waterproofing: A Critical Distinction

Damp proofing is a thin asphalt based coating that resists soil dampness when there is no water pressure, a light jacket for a misty day. A cheap coating that only damp proofs will fail when a real storm hits.   • Barrier and drainage together. The membrane is only half the system. A footing drain at the base, the exterior cousin of an interior French drain, collects water and channels it away, relieving the pressure that causes leaks.
  • Backfilling and grading. The trench is refilled carefully to protect the new barrier, and the soil is graded so surface water runs away from the house, not toward it.

Poured concrete takes liquid or sheet membranes well.
